The Challenge:
While the Shadelands SportsMall expansion is privately funded, it involves transforming thousands of square feet of income-generating buildings into sports fields and new community offerings. The economics of new construction remain deeply challenging. Even with anticipated revenue from field rentals and tenant leases, the financials still fall short of covering full development costs—especially when compared to city-subsidized projects.
The same financial hurdles apply to the Ygnacio Center Expansion and the Senior Living Initiative. At Ygnacio Center, an aging commercial building will be replaced with a new mixed-use development—including senior housing, retail, and entertainment—which brings substantial construction costs. Likewise, the new senior living community at 2800 Mitchell Drive requires building a purpose-driven, non-profit facility from the ground up. Together, these initiatives represent major private investments in Walnut Creek’s future, but they require innovative funding models to make them financially feasible.
Our Creative Solution:
To help fund the next phase of the Shadelands SportsMall expansion—as well as the new senior housing and entertainment development at Ygnacio Center—we’ve developed an innovative financing model driven by private investment and a unique partnership with Sequoia Living.
At 2800 Mitchell Drive, we are creating a non-profit senior housing community where residents will have lifetime living arrangements. A portion of each home sale will be directed into a dedicated non-profit fund that supports all three initiatives: the Shadelands SportsMall expansion, the Ygnacio Center revitalization, and the senior living community at 2800 Mitchell Drive. This recurring revenue stream will help finance vital community assets across all sites—from sports facilities and entertainment venues to wellness-focused housing.
This project isn’t just about funding—it’s about building a wellness-centered ecosystem that supports health, activity, and quality of life for all ages. The senior housing community aligns with the Shadelands Vitality District’s mission by offering high-quality, purpose-built living for older adults in a non-profit, community-focused setting. As residents downsize into these homes, it opens up family-sized housing for younger generations, easing local demand. And because senior housing generates little traffic and places no strain on schools, it offers a smart, low-impact solution that benefits the entire community.
This forward-thinking model not only creates long-term value for the city—it helps bring to life three transformative developments that serve Walnut Creek’s future: the SportsMall expansion, the revitalized, transit-connected Ygnacio Center, and the wellness-focused senior living community at 2800 Mitchell Drive.
